Residential (Single Family Homes) Inspections

Thorough, visual home inspection of a property’s interior and exterior, often performed during the contract review period. Condominium inspections may include common areas. Includes checklist of findings, detailed home manual, and telephone support for the duration of property ownership. Home Pro will ensure that you completely understand the home inspection process from start to finish.
 

Commercial and Multi-Family Inspections

Home Pro also offers commercial inspections. Our close attention to detail and budget figures allow investors and buyers to make a clear business decision within a specific economic context or negotiate the latent deficiencies. Nearly all of our commercial inspections discover latent deficiencies and approximately 80% of our clients negotiate price or condition. All these services are offered at less than the price of an engineering inspection which would not include price figures. Home Pro will inspect Malls, Multi-Unit Buildings, Strip Centers, Church’s, etc.
 

Construction Consulting (Phase Inspections)

Visual monitoring of new home construction to ensure building is done according to relevant codes, common practices, and construction standards. Will include some, if not all, of the following: written report, checklists, and/or photographs. Reports are delivered the same day as the phase inspection. This type of inspection is generally done on new construction, gut rehab jobs, commercial work, and inspections investigating a very specific problem, etc.
 

Capital Reserve Study

Detailed inspections of an entire building/complex to help determine future budgets for reserve funds. Includes photographs, cost figures, and narrative report. The intent of the Capital Reserve Study (CRS) is to visually screen for “exposed to view” readily accessible systems of the common area of the property which may need major repair and or are “significantly deficient” or life safety problems. We will provide data on life expectancy of materials and remaining useful life in all these areas and develop a budget or repair-replacement figures over a 10-year period. Capital Reserve Studies are included in Commercial Inspections.
 

Legal Construction Litigation Advocacy - Plaintiff/Defendant

Expertise to support or refute arguments in a court case that relate to a property's condition or inspection, and the subsequent results. May include property inspection(s), written reports, checklists, blueprint review, etc.
 

Selling Your House

Home Pro offers the most complete home inspection available within the home inspection community, and for the most affordable price. Typically the problems discovered are repaired or disclosed to the new buyer before he/she signs the contract. Our experience is that disclosure engenders trust between buyer and seller. Home Pro has developed a unique "team management" approach to environmental hazards when more than a visual exam is needed. Using our trained inspectors and working with local laboratories we have developed an industry standard second to none. Walk-Through Services are a flat rate of only $250.00. This applies to re-peat Property Investment Clients only and covers any property or properties, any size. This is a great option for our clients who are shopping around and do not need a written report, but would enjoy the company of an Inspector during their parade of properties. This is also an option for Investors, when during the inspection, a component of the property is found deficient, and our client no longer wishes to buy the property. Does not include written report.

Buyers Home Inspection Protection Plan. What happens if you do not set a closing date, even after you have already paid for the home inspection? For a nominal investment, you can be protected from having to purchase another home inspection. This plan can potentially save you hundreds of dollars. Call for details.
